One complete free lesson for SIDC Exam Module 19B: Advisory Services (Rules and Regulations) - Part B. No account or payment needed.
Recalculate a simplified property income valuation and connect unsupported assumptions to valuer independence and corporate proposal disclosure.
A fictional corporate proposal includes a property valued using annual rent of one million two hundred thousand ringgit at full occupancy, annual operating costs of three hundred thousand, and a six percent capitalisation rate. Actual occupancy is eighty percent, and no evidence supports immediate full letting. Assume rent scales directly with occupancy while those costs remain fixed. In this original Module Nineteen B problem, how does the assumption affect a simplified income valuation, and what should the parties preparing the proposal investigate before relying on it?
Under the full occupancy assumption, deduct three hundred thousand ringgit of annual costs from one million two hundred thousand of rent. Net operating income is nine hundred thousand. Divide that annual income by the assumed six percent capitalisation rate to obtain fifteen million ringgit. This is a deliberately simplified direct capitalisation model using sustainable annual income. It is not a complete professional valuation: leasing costs, timing, capital expenditure, comparable evidence, and other property characteristics could require further treatment in an actual report.
At eighty percent occupancy, the stipulated rent is eighty percent of one million two hundred thousand, or nine hundred sixty thousand ringgit. Subtract the unchanged three hundred thousand costs to get six hundred sixty thousand of net operating income. Capitalising that at the same six percent gives eleven million. The four million difference is attributable to the occupancy assumption in this controlled comparison. It does not establish the property's definitive market value; it shows why an unsupported assumption can materially alter a proposal's valuation evidence.
The outline covers the use of valuation assumptions, valuer independence, conflicts, professional duty, and report submission. Apply those topics by asking what evidence supports occupancy and the capitalisation rate, whether the report explains limitations, and whether incentives could compromise judgement. If payment rises with the reported value, assess that arrangement's independence implications rather than relying on a declaration alone. The applicant, submitting party, advisers, and valuer have different responsibilities; an expert report does not remove the need to reconcile proposal disclosures with its underlying assumptions.
Keep adjusted net operating income at six hundred sixty thousand ringgit, but change the assumed capitalisation rate to seven point five percent. The simplified value becomes eight million eight hundred thousand, compared with eleven million at six percent. A higher rate produces a lower value when income is unchanged. The appropriate rate needs market evidence and professional judgement; it cannot be selected merely to achieve a desired proposal value. This mini-check isolates rate sensitivity from the occupancy effect, so the source of each change remains clear.
When a corporate proposal relies on property valuation, reconstruct the method, test material assumptions against evidence, and distinguish model sensitivity from a professional valuation conclusion. Review independence and how information flows into the proposal and prospectus disclosures. Analyst conduct, takeover rules, and listing requirements sit in Nineteen A; this lesson applies Nineteen B's submission, valuation, and disclosure topics. The transferable technique is to isolate an assumption, recalculate its effect, and identify which parties must address the resulting questions within their respective responsibilities.

Try each question before checking the explanation. When you miss one, identify the concept you misunderstood, revisit that topic in your study materials, and then try again without relying on memory of the answer. A short list of weak topics is more useful than repeatedly chasing a perfect score on the same sample.
No. This is an independent practice resource for SIDC Exam Module 19B: Advisory Services (Rules and Regulations) - Part B, not an official examination, exam registration service, or certification award. The free set is a sample rather than a complete timed mock. Use the exam body's current syllabus and candidate guidance alongside your practice, especially for exam rules and registration requirements.
A strong result is encouraging, but a short sample cannot establish readiness across an entire syllabus. Repeated attempts can also reflect familiarity with the questions. Check whether you can explain your reasoning, solve unfamiliar questions, and keep a steady pace in a full timed mock before judging your readiness.
